Occupied Staging

Staging by the Numbers

Although we can't predict when a property will sell and for what price, we do know that professional staging has the following quantifiable benefits:

Reduced Days on Market

According to the National Association of Realtors, staged homes sell 72% faster than non-staged homes. The average listing time of a staged property is 13.9 days. 95.6% of INhance IT! staged homes have been under contract in 11 days or less.

More Foot Traffic

92% of buyers begin their home search on the internet. Homes that are staged present better online, resulting in more showings and higher open-house turnout. Staged homes are merchandised to appeal to the widest range of people, this can increase the amount of interested buyers.

Increased Prices

The U.S. Department of Housing and Urban Development reports that a staged home sells on average 17% higher. Staged homes sell at an average of 6.4% above list price. 63% of home buyers said they would pay more for a move-in ready home.

Smart Cost-Benefit

The average staging investment for vacant properties is approximately 1% of the home’s list price. The cost of staging your property is considerably less than a price reduction. According to Zillow, a 1% price reduction occurs each month a home goes unsold.

Competitive Advantage

Today’s buyers have high expectations and many choices. Staging allows a home to be shown in optimal condition and makes it stand out from the competition. For this reason, 85% of realtors recommend professional staging.

Buyer Trends

Over 90% of buyers first searched for homes online. 84% reported that photographs were the most important information provided. The use of quality photos means the difference between good foot traffic and no showings.

The Process

Step 1

Consultation

Our trained expert will provide a detailed curb-through-basement assessment outlining an Action Plan for you to complete in order to prepare your property for market. This meeting will take 1-2 hours and may include suggestions to paint, remove wallpaper, de-clutter/pack up various collections, furniture placement, landscaping suggestions, and more. We’ll also provide our informative “Staging Sells” handbook that will guide you through this entire process.

Step 2

The Work

Now it becomes vital that you complete the work outlined in the Action Plan. We have access to a completely vetted list of Certified Vendors should the need for professional help arise. If necessary, our stager can return for an additional consultation to assist you with finish selections and anything else beyond the scope of the initial consultation. Additional visits are billed hourly, as outlined by your stager during the initial consultation. The more you do to prepare your house, the faster it will sell!

Step 3

Showcasing

Once steps one and two are fully completed, you are now ready for the second phase of the home staging process. INhance IT! will showcase the property to get it ready for photos. This involves moving furniture around, re-styling accessories, bringing in rental furnishings, and hanging art. Showcasing is an extra cost and will be determined based on your budget and needs. Your stager will discuss this during or following the initial consultation.

What to Know

Your house is probably your largest investment and selling it can be one of the most important and stressful times in your life. Staging is the process of getting your home ready for market. Staging is the only service performed in preparation for selling a home that actually brings measurable value. By following the steps and professional recommendations provided by INhance IT! Home Staging, you are sure to secure the most equity for your property and fewer days on the market.

Your first showing is typically online, 92% of prospective buyers shop there before they ever step foot in your house. It is crucial that your MLS photos get the buyer’s attention.

Our goal is to help you pay attention to the smallest details which could detract from the goal of securing the most equity. If you choose not to do the work now, the buyer will either move on to a more desirable property or make an offer for much LESS than you expect. A recent survey showed that 63% of buyers preferred to pay more money for a property that is move-in ready. The more you do to prepare your house, the faster it will sell!

It is very important to take the time to complete all three steps. Only when all three steps are complete should your agent begin marketing your property.

Showcasing

When you have completed all action items outlined by our professional stager, you will be ready for the second phase of the home staging process- showcasing.

In the second phase, INhance IT! will showcase the property to get it ready for photos. We will assist you in rearranging furniture to make spaces appear larger and more welcoming. We will draw attention to architectural details and positive aspects of the property by creating vignettes, hanging artwork, creating tablescapes, and purchasing any on-trend props (bedding, decorative pillows, etc.) that will make your property stand out from the competition.

Only after this phase is complete, your property will be ready for photos. Once the photos have been taken and your real estate agent has created dynamic marketing materials, your home will be ready to market.

Over 90% of buyers first searched for homes online. 84% reported that photographs were the most important information provided.
